Why this book exists

Nobody has a playbook.

Almost everyone in this industry is figuring it out the same way I did in 2001. Trial and error. Expensive mistakes. Long nights. A unit comes back trashed, and you swear you'll never let that happen again — and then six months later, a different unit comes back trashed in a different way. That's not a people problem. That's a playbook problem. From the Introduction
This book writes it down.
The question at the center

Not clean. Not finished. Not stocked. Ready.

A unit is ready when it meets five pillars, in order, every time — and someone has confirmed it in writing. The book defines each pillar, shows what it looks like in a real unit, and gives you the checklists to hold your team to it.

1
Clean
Clean enough to live in for ninety days, not just to pass tonight.
2
Functional
Everything a guest touches works the first time.
3
Provisioned
Stocked for the stay, by unit type, not by guess.
4
Presented
The first ninety seconds say “home,” not “problem.”
5
Verified
Inspected, documented, and signed before anyone arrives.

The five-pillar readiness standard, taught chapter by chapter. Four of five is not ready.

Who it is for

Operators. If you run a corporate housing support company, manage units for a provider, oversee readiness teams, or you're a property manager who has realized corporate housing isn't “regular rental with a higher price tag,” this book is for you.

If you're newer to the industry, it will save you years. If you've been in it a while, you'll find a dozen things you wish someone had told you when you started.

What it is not

Not a motivational book. Not a book about mindset. Nothing about visualizing your dream portfolio.

It is a book about the work. What it takes to deliver a unit a Fortune 500 relocation manager would book again without thinking twice, and what it takes to keep doing it on one unit, then ten, then a hundred.

What's inside

About the author

Sylvia Hines Written by someone who did the work.

Sylvia Hines was introduced to the corporate housing model in 1999 and founded Master Suites in 2001 out of Fresno, California, with a 200-mile service radius and Oakwood as her first major client. She built it into both a corporate housing provider and a readiness operation serving other providers across California's Central Valley.

She trained the teams, managed the vendor networks, built the systems, and delivered the units — for relocating professionals, traveling healthcare workers, insurance displacement families, military personnel, construction companies, law firms, and agricultural workers. The lessons in this book are hers. So are the mistakes.

She lives in Westlake, Oregon. The Corporate Housing Support Playbook is her first book.

“They treat every unit like someone is going to come home to it. Not ‘check in.’ Come home.”
